When Manulife set out to build a market ready model suite at 100 University, the goal was simple. Create a space that looked sharp, felt cohesive, and helped deals get done faster. Figure 3 led the design, Primary Construction handled the build, and Envirotech furnished the entire suite with a curated selection of our signature, sustainable product lines.

The result was a fully realized, turnkey workplace that showed exactly why furnished suites lease in a fraction of the time compared to empty space. Matthew McTavish, Lauren Luchini, and Clarke Struthers, the leasing team at Cushman & Wakefield, knew this going in. In a competative market, they wanted a suite that looked premium but stayed responsible on cost. They also wanted to demonstrate Manulife’s understanding of what the market is demanding right now: speed, value, and a polished experience.

The Approach

Envirotech supplied a complete furniture package with a focus on recycled content and low-impact materials. The suite featured height adjustable workstations, high-end task seating, and a curated mix of lounge and collaboration pieces designed to hold up to the scrutiny of design-driven tenants.

This approach brought two advantages. First, it kept the overall project cost significantly lower than a typical new-furniture fit out. Second, it helped the team deliver a fully built, ready-to-lease space on a much shorter timeline.

The Impact

The space opened with a broker reception that brought in more than 100 real estate professionals from across the city. The reaction was overwhemlingly positive.
