Twenty, thirty years ago, businesses were moving into the suburbs in pursuit of cheaper rent and lower property taxes. It’s a move that’s been reversed – at least for office-based industries in the technology, finance and design sectors of the economy.

The movement back into Toronto’s downtown core is a long term trend. Growth in the downtown core has overtaken growth in the outlying suburbs for several years. As far back as 2011, the Toronto Star published an article about cool companies in their even cooler downtown offices. 2012, the Globe and Mail talked about companies “flocking back to downtown Toronto.“  By the end of 2014, the Star was reporting an office space vacancy rate was just 5% and that was with 1.6 million square feet of space being made available in the last three months of that year.

Toronto is unusual among many big North American cities in that people live in the downtown core and want to stay there with a love and loyalty that will not be shaken. Several sources have catalogued the many sources that describe the city as the most liveable city in the world.

And the main draw for companies is obvious: highly-qualified, highly-educated and dedicated to their neighbourhoods, the talent pool who lives in Toronto doesn’t want to buy a car and spend two hours on the road to Markham or Mississauga to get to and from work. They want to wake up in their condos, roll out of bed and walk to the office.  After work, life happens at the gym, out with friends at restaurants and at the active club scene. The highway and GO train does not factor into their lifestyles at all.
